At the Stanley Oriental Hotel, we offer weekly and monthly rent. We are just a 25 minute drive away from the city center. Each suite has a separate living room, bedroom and terrace, opening the windows and doors can immediately feel the sea breeze. Exclusively situated in Stanley Bay, south side of Hong Kong island we are just a moment’s walk away from the Hong Kong Heritage, Stanley Market, Tin Hau Temple and Murray House. There are a host of stylish bars, restaurants, shops and supermarkets all close within the vicinity of the hotel. We have a rooftop Jacuzzi and BBQ facilities for guests to enjoy.
We are now looking for short-term tenants (at least 1 months and up to 12 months) and long-term tenants (standard 12+2 leasing agreement or longer). We prefer renting out the 1-bedroom suites with 1200 sq ft (Suite 401, 501, 601, 701, 801, and 901). Terms and Conditions:
- The Guest shall pay to the Hotel the Hotel charges at the foregoing monthly rate for the occupation of the Hotel and other payments (if any) payable in advance on the first day of each and every calendar month without deduction and set-off whatsoever. The last of such payments will be apportioned according to the actual number of calendar days in the relevant month included in the period of the stay. The first of such payments shall be made upon signing hereof.
- Provided that all the obligations on the part of the Guest shall have been complied with by the Guest, the Hotel shall refund to the principal Guest the said deposit without interest within 30 days from the date of delivery of vacant occupation of the room to the Hotel subject to the right of the Hotel to make deduction(s) from the said deposit for the setting off of losses and damages and/or the making good of loss and damage which may be suffered or sustained by the Hotel as the result of any breach by the Guest of any of the terms and conditions of the stay, which are contained in the Service Guide of the Hotel. A copy of the Service Guide may be provided before signing of this agreement. The terms and conditions in the Service Guide shall be binding upon the tenant on signing of this agreement.
- All expenses including room services charges, rental, other long-distance call charges (if any), will be borne by the Guest. Advance payment is required prior to or upon arrival. Any outstanding payment, if any, shall be fully paid upon checking out or at such time as the Hotel may advise, and the payment required for extension, if any, of stay shall be settled at the beginning of each extended period. Payments can be made by cheque. ALL PAYMENTS IN ADVANCE ARE NON-REFUNDABLE AND NONTRANSFERABLE.
- The Occupant acknowledge that a Jacuzzi made of inflatable rubber is currently installed at the balcony of the apartment for the exclusive use of the Occupant. The Occupant shall take due care when using the said Jacuzzi, and shall keep and maintain the Jacuzzi in good and clean working conditions throughout the term of occupancy, and to repair and if necessary replace the same at its sole costs if the same shall be damaged as a result of the improper or negligent use by the Occupant, its guest, visitor, servant, agent, licensee, invitee or pets, or by accident beyond the control of the Occupant.
- The Guest shall occupy the Apartment as a Guest of the Hotel. No tenancy relationship shall be created between the Hotel and the Guest. The Guest shall not have exclusive right or possession to the Apartment. The Hotel, its employees and agents shall have the right at all times to enter into the Apartment for cleaning, management, and maintenance purposes.
- The Guest shall comply with all house rules and regulations as the Hotel may from time to time introduce for the proper operation, maintenance or management of the Hotel.
- Any request for extension of stay will be subject to room availability, and may or may not be granted by the Hotel. Any such request should be made with at least 10 days prior notice to the original departure date for period of stay for one month or longer period. For period of initial stay shorter than one month, at least 4 days of prior notice to the original departure date is needed. The Hotel reserves the right not to accept large payments in cash and will adjust the room rate for any extension of stay.
- There is no early termination of the Rental Agreement (unless agreed by the Hotel). Hotel cancellation policy will be applied to all guaranteed bookings. 100% cancellation fee (of the confirmed period of stay) will be charged including no-shows and early departures.
- The Hotel shall have the right to restrict the number of persons occupying the Room and refuse access to persons who are not registered guests with the Hotel.
- The Guest agrees to pay for all international telephone calls and fax transmissions made from the hotel and such other services and facilities made available to the Guest by the Hotel.
- The Guest shall not make any alternations in, additions or deductions to the Room or to the electrical wirings installations or to the fixtures therein.
- Daily housekeeping services will be provided and bed linens and towels will be changed three times per week. The Hotel reserves the right to alter the frequency of cleaning and/ or changing of linen from time to time and to such extent as the Hotel shall in its discretion deem appropriate or necessary.
- The Guest agrees not to use the Hotel for any illegal, immoral or improper purposes and not to cause any nuisance, annoyance, damage or disturbance to the Hotel or to other Guests or to the occupiers in the neighboring properties nor to do anything in contravention of the laws or regulations of Hong Kong Special Administrative Region.
- The Guest shall be wholly responsible for any injury caused to any person or the costs of repairing or replacing any parts of the Hotel or the common areas or any part thereof or any of the common services and facilities that may be or are damaged by reason of any act, default, neglect or omission on the part of the Guest, its employees, its agents, servants or visitors and the Guest shall fully and effectually indemnify the Hotel against all actions, proceedings, claims and demand made upon the Hotel in respect of any such loss, damage or injury and all reasonable costs and expenses incidental thereto.
- The Guest shall pay interest on all amounts not paid on the due date for payment at the rate of 3% per month for the period from the due date for payment to the actual date of payment (both dates inclusive).
- The Guest acknowledges receipt of the enclosed Service Guide as supplement to this agreement and agrees to observe and abide by the same as if the said Service Guide was and is an integral part of this agreement.
- The Guest may be relocated to any other Premises as may be available from time to time for enhancing the operation and management of the Hotel.
- The Guest shall vacate the Hotel room and or storage facilities provided (if any):
a. upon expiry of the agreed period of stay or (as the case may be) the agreed extended period of stay;
or b. forthwith at the request of the Hotel if there is any breach on the part of the Guest of any of the terms and conditions of the stay. - Check in time is 14:00 on the commencement date. Check out time is not later than 12:00 on the departure date. Unless otherwise agreed by the Hotel, the Guest must pay for one extra day of stay at the standard daily rate if the Guest vacates the Room later than the check out time.
- The Hotel reserves the right to exclusive possession of the Premises. The Hotel and all persons authorized by it may at all reasonable times enter upon the Premises.
- The Hotel shall not be liable for the death of or injury to any person or for damage to or loss of any property or for any loss claims demand actions proceedings damages costs or expenses or other liability suffered or incurred by the Guest as the result of or caused through or owing to (including but not limited to) i) any defects in the Room or any part of the Hotel; ii) any breakdown or interruption of electricity, water, air conditioning, telecommunications, lights, lifts or escalators or of any security system or services of the Hotel; or iii) fire or the escape of any substance or the overflow of water from anywhere.
- If the Guest is in breach of any of the terms and conditions of stay, or if the Guest shall become bankrupt or if the Guest, being a limited company, shall go into liquidation, the Hotel is entitled to, with or without notice to the Guest, terminate the Guest license to stay and recover the Room and remove and dispose of all belongings of the Guest in such manner as the Hotel shall think fit without any liability
whatsoever to the Guest and at the Guest’s risk and costs, and all Room charges paid in advance, if any, and the deposit shall be forfeited to the Hotel without prejudice to any other rights of the Hotel. - This agreement shall be governed by the laws of the Hong Kong Special Administrative Region.
